Tenant in a house for sale when should expect agent to tell you it's sold

Hi I've been a Tennant in a house that's been for sale for two years. My tennacy ends on the 11th of November then I go into the rolling period as yet I have not been given notice. Early October two parties came to view they left and I heard no more.
I've looked on right move and now the house is shown as sold subject to terms and conditions. Im wondering should I have expected to hear this from the agency when it happened ? Also if they were planning on giving me notice would i hear before the 11th, they already said they wouldn't sign me up to a new 12 month agreement and wanted to keep it rolling at the time of the viewings.
Obviously I'm a little unsettled as the two parties that came round one was another landlord and the other wanted to make it a private home, so I don't know who had offered and accepted and if I stand a chance of being able to stay. Do I have any rights to ask this information or as I don't own the house and am just someone stuck in the middle of this they will dismiss me.
Any advice would be much appreciated.

You don’t have to leave until there’s a court order, and that takes around a year at the moment.
You only have to be told about a change in ownership when that actually happens. There’s a load of difference betweenshowing sold on rightmove and the sale actually happening. However, I don’t suppose the transaction is secret, so why not ask your landlord or agent? No reliance should be placed on the above! Absolutely none, do you hear?1 -
The problem is my agent has been a devious snake since day one they constantly lie and never tell the truth so asking them I think they would just fob me off based on previous history. This is another prime example they told me the minute a offer was accepted they would let me know , clearly not the case.0

Change of ownership does not affect your tenancy except that you get a new landlord topay rent to. That is assuming the new owner is buying the property as an investment with a tenant. If the buyer wants to live there, he will insist on 'vacant possession' before he completes the purchase - which means you no longer live there, in wich case the current owner will need to evict you. As you know that means serving you a S21 Notice, giving you 2 months before he can start the court eviction process which in turn could take another 6-12 months at present. If the property IS sold with you still there, you have tobe informed of the new owner's details. SeeLandlord & Tenant Act 1985 section 3.

Chill, and wait and see. Either* nothing will happen* a new landlord will buy, and new landlord could be better than current one and use a better letting agent* you'll receive a S21 Notice and have 9 - 12 months to plan your futureOh! Or the current LL and/or prospective buyer might offer you shedloads of money to leave earlier....

As Canal says, it’s unsettling, but there’s really nothing you need to do, or can do, about it.No reliance should be placed on the above! Absolutely none, do you hear?1 -
