Tile flooring: how does it affect value of house?

it would bother me if there were tiles all downstairs and no UFH cos they would be cold.
and it would bother me with tiles on the first floor because of the noise downstairs , carpets are great at dampening the sounds of footsteps, solid floors are not. plus they will be cold too, who wants to get out of bed and walk on a cold floor to the bathroom in the middle of winter? exactly, nobody.
if you were to do the ground floor in tiles and fit a wet UFH system that would please you and it would please the next owner as it would make the inevitable switch to heat pumps a bit easier in 5-10 years

For the original poster I think you need to consider why we don't do that in this country,In the same way that Italy doesn't do fitted carpets.I was surprised to find that Aussies grow plants right in front of windows. To keep the heat and bright light out. The complete opposite of what we do in the UK because we need all the light we can get.

Limestone floors throughout, wet UFH and luxurious rugs dotted around. It neither echoes nor feels cold, quite the contrary, it's like a huge hug when my feet slip out from under the duvet onto the warm floor.0

All hard floors in most areas with no underfloor heating and managing just fine. I would see it as a plus.0

Likewise, we have unheated tiling for our kitchen/dining and hallway downstairs. I walk around in the buff every morning and have never considered it cold.

I hate any tiled room that isn't a bathroom or kitchen. It would totally put me off as a buyer. Makes me feel cold just looking at a tiled living room.
I decided to put vinyl instead of tiles in my bathroom and am really glad I did because the vinyl is far more pleasant to stand on when the house is cold.0
