Tile flooring: how does it affect value of house?

  • Thanks everyone for the comments, a lot of interesting points to think about, and that's exactly what I wanted. 

    I was planning to have wet UFH in the kitchen /dining /living room (it's an open space), for the first floor perhaps I should consider laminate. 

    BTW: I'm from the North of Italy, so not the stereotypically warm climate of the south (unfortunately!) :smiley:

    If I viewed a house and it had tiles outside of the wet rooms I’d be put off. I’d also struggle with anything but carpeted bedrooms.
  • tiled kitchen and bathroom, anywhere else is very marmite.

    Will rule out families with young children.
  • Sooo Italian! I think you nailed it in your first post - tiles anywhere except bathroom is gonna be weird for brits when you sell your house. I think there are some things from the continent that we should adopt (like window shutters) but tiles on all the floors are not one of them.

    I have completely tiled my whole downstairs 90 boxes of tiles were required, I havent got underfloor heating. I love it, it's easy to clean.  However I'm a big fan of rugs, so they do bring the required warmth. Theres carpet on the stairs and landing and engineered wood in the bedrooms and lvt in the bathroom. 
    Flooring would never put me off buying a house, it's not that difficult to change.

    most people dont stick aroud to remove their unwanted tile, but it can be a difficult job to remove the old tile adhesive - unless you dont mind your floors becoming increasingly highe every time you do the flooring.

  • I’ve tiled our entrance hallway…works well as a feature, and practicality for cleaning etc. I wouldn’t do it in living area for reasons already stated. So perhaps just mix it up a bit. 

    You do need to be careful as well with sub floor prep.
  • We have porcelain wood effect tiles throughout downstairs and carpet upstairs. We don't have UFH and never wear shoes or slippers indoors - the floor really isn't cold. Perhaps it depends how well insulated your floor is to start with?
    In the lounge and dining areas there are rugs for coziness.
    I have 2 dogs, it's so practical.

    I'm frankly astonished that so many folk on here would be put off by fully tiled floors when considering a house.
    It wouldn't bother me at all. Just factor in the cost of carpets fitted over them :smile: .
    Tiled floors - shudder... 'Cold' (perception if not reality), hard, unfriendly - you wouldn't exactly lounge on them would you?
    Mind you, 90% covered in rugs - that's about copeable with.
  • Wouldn’t bother me. I’ve never bought a house and not changed all the flooring to suit myself. I love tiles, but only in kitchens and bathrooms, and have never found they made the rooms cold
