    You are not being simple, it's just that unless all the relevant information is known it is not always easy to give best advice. Too many people jump in giving answers to what could be the wrong question. For example if there was no mention of those white goods on the property particulars then the vendor is not to know what the EA told you at the viewing. They weren't there, yet there are plenty of posts on here painting the vendor as some kind of demon. If that is what happened personally I would adopt a more conciliatory stance and try and compromise with the vendor. If it was the case that the goods were included in the particulars then that is a different matter as the vendor has to sign them off. Likewise if when making the offer you made it clear by actually writing that your offer included the white goods,  the vendor should not then be asking money for them later on. If you have gone by assumptions then yes, that does show lack of experience on your part but we were all FTB once these things happen.

    I have learnt this the hard way. You would assume integrated appliances would be included. You even asked and was told yes by the EA but there is always the small print on the EA particulars and, as many solicitor’s wrangles show, it does not form part of the contract no matter what was verbally said. 

    Usually to avoid confusion that would be part of your offer, so the offer or memo of sale would say £xxxxxx amount to include the white goods and shed etc or whatever it is they have said/you would like included. 

    You can state you were told these were included and the solicitor can put forward an amendment to the contents and fittings form. I can’t see how they would be much use to the seller as they are integrated and part of the kitchen.  It depends how much you think it will be a hassle to refit and purchase new, which judging by my experience can be a hassle and cost. 

    I have always left white goods myself and not added extra but this seller is obviously trying to recoup some of the purchase price.

    Are you sure they're even new or connected?

    If they flip properties, they may get moved from one house to the next.

    Definitely ask about when they were bought, if there's paperwork/guarantees.

    If it were me, I'd at least try to say take them but I'll be dropping my offer by a grand. Wouldn't lose a property over it, but would kick myself for not at least trying.

    I think if it was me I would work out how much all this would cost to buy, I expect more than £700 and just pay it (if it wasn’t advertised on the listing, if it was then dispute) you already have a reduction so sounds like a good deal alround. 
  • I love crashy's one-person campaign. I suppose waiting 13 years for another crash gives you an opportunity to save up a big deposit... if you haven't spent it all on rent.
    Put on ignore a long time ago and it improves the overall experience of the board.  I recommend.

    Good result for the OP, but 'fully fitted kitchen' is a fairly meaningless term.
