I was meaning the initial fixed term, it has always been my understanding that the maximum fixed term is 3 years and if longer as you rightly stated it needs to be a deedtheartfullodger said:Nope: An AST fixed term may be up to (I think..) 7 years: Up to 3 years it doesn't need to be in writing (!!!). 6 months Vs 12months Vs longer+Break Clause?Longer gives you security. 6 months and the LL could serve a S21 Notice and seek to evict you, though actual timescale would also depend on court timescales.12 months gives more security but ties you in longer if you're not happy there for some reason.Longer (eg 3 years) is pretty pointless if there's a Break Clause, as that removes both your commitment and your security, so might as well be 12 months.As pointed out any fixed term AST beyond 3 years must be both written AND Executed as a Deed. I bet the agent does not know that....Notice by LL after 12 month fixed term still requires (2 month) S21 Notice. Notice by tenant depends if the contract specifies a periodic notice period (Not to be confused with notice during the fixed term which some contracts pointlessly specify). If no notice is specified, then law is 1 full tenancy period.0

While it's very nice for you to decide I think you might have to go with what the Landlord wants !
Your going to pay one month's rent on the day you get the keys and a Max of 5 weeks week as a deposit.
In return the LL gives you the keys to a property which can be worth anything from £100,000 to £1,000,000.
They also give you the legal right to stay in that property for at least 6 months before they can take steps to try and evict you. S21 at least 2 months notice and then court process.
So the LL may decide to offer you a 6/12 months tenancy and then decide if they want to keep you on as a tenant0
