    Update: The vendor is happy for me to have an EICR check which I will be arranging shortly. He is having something checked/done with the gas & boiler. Thanks to all who gave advice. I will report back when I have the results of the check.

    Its hard to see from the photo (it does look like 2 mcbs with a couple of vacant ways) but just the number of cables look more than a 2 circuit installation so probably agree with you. The photo also doesn't look like an outside cupboard?

    If I was the buyer I'd look at that and think "....yes probably not up to current regs..would need a few hundred spent..." but I can't see how it could make or break my decision on whether to purchase. The chance of full rewire needed is close to zero isn't it ? For that you'd need the cable to start to become brittle and disintegrate in places. Surely that's not going to happen in an 80s or 90s property?
