Seller has gone back on their word

  • I think another thought is, how likely are you to find another buyer again. I sold to an FTB but was aware they wouldn't wait forever and I very much needed to sell. For a couple of weeks upheaval, I was buying somewhere I loved, in a location / price / property which I never thought would be possible, and will (hopefully) spend many years. The difference was, I exchanged on mine on the same day for certainty, even though the completion dates were weeks apart.

    With what you have said, I would start looking to purchase somewhere else (but don't pull out until you have found somewhere, but don't spend anymore on it either). I would also think about feasibility of breaking the chain yourself (bearing in mind rentals and storage are both in very short supply).

    People are frequently known to change their minds. 
  • Nothing you can do about it, your choices are to wait (and hope your buyer waits too), break your chain and you move into rented, or look for another property pdq!

    At least they haven't pulled out altogether - something that happened to us just as we were about to move into what we thought was our dream home several years ago. I cried for a while - and can still remember the feeling of utter desolation. The seller wrote us a letter - didn't even speak to us personally or on the phone - too embarrassed probably - to say she'd decided to stay where she was. 

    Yours is just (at the moment anyway) a postponement. If you really want the property, you could wait but if not, pull out. Nobody else can really advise you one way or the other. 'Early next year' isn't actually all that far away - as long as that really is what those people mean. 

    'They' don't tell us that moving home is one of the most stressful things in life for nothing. It really is.

    So we’re now back on for the end of this month, but the exchange is held up because of someone else in the chain and we’re being told nothing as to why they’re holding off and risking the proposed completion date for everyone.

    This process is definitely not easy!

    Back in July when our offer was accepted, we had written confirmation from a party further up the chain who agreed to a ‘chain break’ and would vacate their house before their onward was ready to allow us to proceed (as they’re waiting on a new build not due until next year).

    After what’s felt like a long couple of months, we’re ready to exchange and complete and they’ve now gone back on their word, and are expecting us all to simply wait until early next year (as they don’t even have a timeframe). 

    Would you pull out? We feel so let down and can’t quite believe they would go back on their word this far in. 

    @goodwithsaving I am selling to a first time buyer, and purchasing a property with tenants in. It’s the onward purchase of the tenants that have now gone back on their word. 
    We also had been assured by our seller that whatever delays the tenants may encounter, we would not be impacted and they’d vacate regardless, but unsurprisingly this hasn’t happened either.

    As you should have communication from both sides of yours and know if it is them,  that just leaves the same people as before.



  • I've just accepted an offer on my house, there are three people in the chain behind me. My first thought was 'I'll go into rented, so at least the chain stops with me' - but luckily I didn't say it to anyone. When I took a quick look at the rental properties for the area I'm moving to, just to see what was available - there was one. Just one property. And more per month than I can afford.
    So yes, it's frustrating when people say they'll do something and then don't, but sometimes there's a reason!! There but for the grace of God etc.
    No longer a spouse, or trailing, but MSE won't allow me to change my username...
  • They have decided they will chain break again so everything is back on but there is still no exchange of contracts anywhere in the chain and supposed to move next week so I’m not holding my breathe

    Getting updates is like getting blood out of a stone. I don’t know how we’re supposed to plan the move if no one will tell us why things aren’t confirmed this close to the proposed completion date
