Seller taking a while with very niche requirement / value for money on property - thoughts?

    You have to be ready to catch a flying pig..... first time buyers are two a penny at the moment so there will be another one along very soon after OP pulls out when they are fed up with waiting. Meanwhile the seller is ready watching and waiting for the flying pig house to come up for sale , they clearly don't care about wasting anyone else's time and money they just have their own goal in mind and they can't risk not having a buyer ready when the house they want comes up!

    Honestly I would walk away. Too much pandering to vendors' needs at the moment. Hopefully with interest rate rises imminent and a slowing down of price hikes vendors will get a sense of normality where you either want to sell or you don't. Not "I want to sell with benefits"
    Indeed, stamp duty benefit ended, furlough ended, unemployment to rise, energy bills up and national insurance. Rate rise of course. Supply chain issues.

    If the vendor keeps stringing buyers along, then Estate agents may decide it not worth the fees to represent them. Plus with the wonder of the Internet people will question why a property keeps coming on to the market and assume hidden problems (that aren't there) risking the vendor becoming unable to buy onwards.

    Could also be a case of one of a couple really wanting to sell and the other one going along to keep the peace but sabbotaging the move by being rediculously picky.

    I too have come across people determined to move to a very limited area, they put the house on the market and expect the queue of vendors to wait while they find what they want. The houses I saw have never sold - the only way for these people to move is to have enough money to fund the onward purchase without selling first and not many of them do
