Address does not show up on some broadband provider websites

Hello,
I noticed that when comparing broadband deals the address does not show up in some broadband providers, when I type in the postcode. Does someone know why that might be? Do they have their own independent address databases and hence some are wrong and some are right? Or what else could be the issue?
Other houses on the road show up on all providers websites.
Thanks,
Mark

If this is for Openreach FTTP based providers, then as far as I know they all to a certain extend use common data provided by OR and BTw, however , some providers don’t all offer all Openreach products , for various reasons….so one provider may say service is available from them, because they have the necessary interconnects in place to link up with OR ( FTTP) , another provider may not have the necessary interconnects in place so they cannot offer service….once FTTP is in place , OR can insist that providers use that new network , by stopping the sale of service over the older legacy networks which are to be removed over then next few years.

Well BT open reach does not have the address, whilst e.g EE does.0

There is no such company as BT Openreach, BT are a service provider, Openreach are the network provider that offers services to any service provider that wants to use themPerhaps you can show the screen grab of each company one showing availability and the other showing no availability , or ( preferably ) show the return from
https://www.broadbandchecker.btwholesale.com/#/ADSL
FWIW, EE and BT are both part of the same group , and in general EE use ‘BT Group’ products0 -
Thanks. I tried that link and when typing address and post code am told no address maps to gold nad. The house next door works fine and shows broadband options.
Thanks

If I just type the postcode into:
https://www.broadbandchecker.btwholesale.com/#/ADSL
I see most addresses have
<address> <longnumber> EA <alphanumeric string>
whilst the address I am interested in has:
<address> XX
Do you know what the XX signifies?
Thanks,
Mark

More info:
LL confirms the address has had a phone line, which was disconnected.
A survey of a few providers tells me:
Sky would offer fibre broadband at this address
EE would offer standard broadband only at this address
BT does not recognise the address
Virgin says no service at any address on street
Plusnet cannot tell me what they provide because "they cannot do a line check at the moment"
Talk talk offers standard broadband only at address
Is it possible the websites of Sky/EE/Talk talk are doing a less rigourous check and if I try to sign up it will fall over and say can't go any further? Certainly seems odd some providers offer a service and not others to me, especially given openreach does not find any broadband for this address?
Cheers,
Mark

Virgin do not supply your area .I would look to sign up with Sky and see how far you get .If Sky can offer fibre as in fibre to the cabinet then BT EE PN and TT should as well .0

Perhaps you can post an actual image of the checker returns.
The address/post code check is not as accurate as using a phone number , but because you are not yet a customer of a company like BT , then you won’t have a phone number….if you were a Talk Talk or Sky customer, their LLU phone numbers won’t work on a BTw checker anyway.
Some seem to have to get a line installed , then an accurate estimate can be given for the speeds likely at the address once the phone number is known ( assuming BT or a provider that uses BT )
If you have very close neighbours (next door neighbours) and know their phone numbers ( if they use BT or BTw providers ) then you could use their info to get a reasonable estimate of the speeds you would get, also you would get to know if FTTC was available and if there are spare FTTC ports in the cabinet.
Unfortunately, the way the info from the checker is being presented, it doesn’t really help in offering any usable advice0
