Neighbours wall on my boundary

My neighbour has an extension where their external wall is on our property boundary (it was already there when we purchased our house) the wall is ugly and has water damage (the bricks are all white).
I have requested to paint the wall and the neighbour has refused where do I stand on asking him to repair the wall ?

    You can ask very nicely, but unless its condition is actually causing you a legal nuisance of some sort (e.g. it's about to fall down), I doubt there's anything you can force them to do. You don't have a right to make your neighbours' property look pretty.
  • You could build a nice wood panel have it fitted in front of it... then should they need to do any maintenance to the wall, you can 🤔🤔🤔 Refuse to move your already cemented in ‘feature’ 😉

    I understand I can’t ask them to make it look pretty however the wall has water damage and needs repointing by the looks of it surely they have an obligation to sort it ?

    Only if it is dangerous.

    If they want to allow their building to decay and increase the eventual repair cost, that is their prerogative.

    You should take plenty of pictures of the wall as it is now so you have evidence if they later try to claim anything you've done from now on has caused the damage, and ideally see if you can find any pictures (e.g. from estate agent listings) which show the condition of the wall when you first moved in.

    So is your land smaller than your land registry documents?

    I agree with this. It’s likely you can’t get the neighbour to do anything but there’s nothing stopping you putting something in front of it to improve the visual aspect.

    You've asked them to paint the wall or you have offered to paint it yourself?

    where's the water damage coming from? Or do you mean there's just a water stain

    Have they actually seen the state of the wall? Maybe you could invite them round for a drink and to highlight the visual aspect and see if they would be more accommodating. I know if it was my wall and it was shabby after seeing it i would want to work with the neighbour to sort it.

    It’s not smaller the wall is built on the boundary line but their guttering is overhanging on to our property.

    You've asked them to paint the wall or you have offered to paint it yourself? 
    We have offered to paint it using stabilising solution first so we would be paying for the materials.

    The bricks have all turned white and the cement has like bubbly white bits running through :neutral:

    The owners don’t live there it is a rented property so all talk is being done through the agents but now they have refused I am thinking I should send pictures and offer he comes to treat the wall to prevent further damage ?
