2 year renovation across the road from us - NOISE & rent reduction?

    In general, the really noisy bits of a job that make surrounding houses shake will be in drilling the foundations.  That's only at the beginning and won't last 2 years. 

    Yes there will be other noise but nothing at the same level. So hopefully not 2 years of misery - once they are doing the internal fit out you won't hear much at all.

    the landlord has already said no, so why are you asking?
    I didn't explain that bit clearly. So far we have only had a very brief chat about the situation, in equal part to inquire whether they have any other properties available in our area and price range, so this topic was only briefly touched upon. These things are different in different countries and I was not familiar with the lay of the land here, hence my question to this forum.

    I ask because I lived around that area and development work was on the cards/ planned back then. Regardless, it might be that your rent already factors in a disruption reduction already hence the landlord not wanting to agree further discounts,  the argument 'information was already in the public domain about these planned works,  not my fault if the prospective tenants didn't do their homework' could be his justification.
    Not this location. We have lived here for approximately three years and this development was not known to us when we moved in. 

    Like others have pointed out, these things are a part of central city living. Without work from home being mandated by my employer I wouldn't even have noticed too much, but now when the works are in a very noisy stage it's torture... the business owners on our street are equally stressed, they have to work in this non stop noise from 10 to 7pm every day. We would all like to know how more about the approximate timeframe for the really noisy parts of these works, just to have some visibility

    That's what I'm thinking too. If the developer could provide us with an approximate timeframe for the loud bits that would be amazing, I'm trying to get hold of them

    Thanks to everyone who have taken the time to respond. About the rent, the flat above ours is vacant and will shortly be put back on the market, so we shall see what people are prepared to pay under the current circumstances.

    To those who suggested curtains, we actually have really nice fully lined, thick curtains, with blackout material, and as previously mentioned we also have great double glazed windows, so I think it's as good as it could possibly get already
  • The poor builder's have too work too you know, who's too say you don't annoy them with the evil looks out through the window, they maybe need compensation/counselling :D. Best solution would be to ask your employer could you go back too your work place.
  • Rent reduction is up to the LL, however he has already said no. A likely outcome could be that the rent will go up, as you will have modern shopping centre nearby.

    Probably a good idea. I think we paid £1400pcm for a 2 bed flat 10 mins walk from elephant and Castle about 5 years ago and that was probably under priced but my mind is a bit sketchy.
