    It's easier for the current owners to do the bribing, for exactly that reason.  There's no reason why the money could not be held by a solicitor, for release once the tenants have vacated.
    Bribing them to go where exactly when they have clearly stated they are needing to be evicted before the council will help them? I'm not sure they will be kicking their own can down the road so the LL can have an easier time selling with a dodgy S21.

    Presumably, they could rent a different property, at much the same price, but with a wad of cash in their pocket. I have no idea whether £5k would incentivise them to do that, but there must be a figure at which that's worthwhile. Of course, the landlord might not be happy with that figure, but you don't know until you try.

    With a similar property inherited with one other beneficiary, I knew it had to be absolutely tenant free before being put on the market.  Tenants delayed due to Covid then nowhere to move to.  Literally only just got the property back! 

    Urge you to Walk Away NOW!  The tenants are clearly in there for the long haul, ie waiting for a council re-housing which takes ages.

    As a previous poster pointed out, the S21 doesn't end the tenancy whether valid or not.  It would not benefit you even if the landlord did issue it correctly.  You would still have to wait until the tenants were evicted by the courts.
    Aah but now:
    • it's going to take at least another notice period (2 months?) extra before the notice even expires
    • you know know for sure the tenants are extremely unlikley to actually move out until evicted
  • And you also know the LL hasn't got a clue..., why I was sceptical when I heard a letter had been sent instead of a formal S21. 

     As you have decided, give up on this place and find another.  And while it won't feel like it can happen now, we do see people again and again come on here later on and say I'm so glad that first house didn't work out, I'm living in something so much better now.

    There are lots of things the EA could have done as regards the S21, but unfortunately, there's no law that says they have to do them right or inform you fully as regards selling a tenanted property.  I'm afraid to them, its just one of many properties they are trying to sell so they don't look into the details, just report on what the present owner said without investigating anything, almost by rote.  

    I am sorry this has happened.  Hope it goes a whole lot better with the next house.  I liked the 'older and more cynical' comment lol.., I'm definitely there!  I know far too much about human nature now to take anything on face value.

    I'm glad you have found somewhere you like, good luck with the purchase this time.
    Don't feel any guilt about the other property and withdrawing from the purchase.
    Any loss the estate agent has suffered they should chase with the landlord as they ultimately have caused this sale to collapse through their failings.

    I officially pulled our offer on the other original house and got a one word acknowledgment from the EA.. 

    Do let us know when you have the keys so I can throw in a "Told you so!"  :D
