    Maybe, 280k is still a decent sum, don`t overpay in this very changeable climate.

    People who view will change their mind and drop their offer at the last minute, what difference does it make?
  • Estate agent said that already had a cash offer for 300k and asked if we wanted to beat it.

    I don't think we can afford anything that doesn't seem tens of thousands in renovation, which we don't have.
