Any advice on putting in a low offer?
Listing says "in excess of £300k" but £280k is our limit.
It probably won't work in this market but I'd like to pitch it as best I can. FTB with no chain, mortgage approved in principle and got quite far with another property before they noticed cracks and damp.
Other thing is we haven't seen it and it's an 8 hour round trip so don't really want to go unless that are considering us.

I doubt in the current market that they'd accept £280k but you never know. Do you really want to put in an offer without seeing it though?1

How long has it been on the market? Call the EA, see how likely the seller will be to accept an offer of £280k (or whatever you're opening offer will be).0

You do need to see it otherwise the vendors won't take you seriously.
but I think that's fine as an offer. I got 10% off mine because I wasn't in a chain and ready to move.

I haven't spoken to the agent yet. It looks right and we want it. It's so hard to get anything we are desperate.

The market is slowing so it all depends on the buyers motivation to sell.Speak to the agent - don't tell them your limit just ask about the vendors - are they looking for another property or have they found somewhere? If the vendors are selling becuase it was a rental property or they're moving abroad then they are likely to be more open to offers.All of that is assuming that 'offers over £300K' is realistic to start with. You would kick yourself if you don't bother and then notice they drop the price in a few weeks time and it gets snapped up by someone who already viewed.0

Maybe i'm just an old git, and still think old school, but two hundred and eighty thousand is a lot of dough in my book too be spending on something you haven't seen in person.
Though i like your offer, all they can say is no, what will you have lost. At least you'll not be wondering. If it where me i'd be going for a noisy.1 -
I did and hadn't viewed it but much lower amounts of money. It was up for £75k and I offered £65,000. It had been up for just under 3 weeks. My offer was accepted1

Depends on the demanding that areas, the house I offered on was quite rural and isolated so not good for buy to lets in that area, 5 miles away in busier towns other homes were have multiple views and going above asking price0

It's been on the market about a week. These days they don't hang around.
It's hard to go see things but anything we can afford is at least 3 hours drive away. I'll make it clear that if the vendor accepts and wants to move quickly we will view just to make sure we are happy.0
