My eldest starts secondary in 2 years.. so we would have to wait before moving away from where we r ( within 0.6 mile ).Reginald74 said:

The house we are looking at has no chance.
that’s why we had to stay where we r for at the least 2 years…

Recently my hubby kept missing the turns when driving, had a near-accident miss yesterday, I feel we are all mentally drained and stressed by this house, even before all the trouble begins….
We know what we need to do now.
Had a dream of living back to the park, the reality is less than romantic. Suppose it’s not the right house. Would need to wait for the
right one, maybe by the park maybe not 😊…

            You are only planning to rent the property out for two years but it needs work before you can rent it out and you need to get an HMO license which will take months? Also, depending on your council rules to get a house to HMO standard sometimes requires adjustments you might want to take out to revert it to a family home (small things like fire doors but they're not cheap and they add up especially when you're already at the limit of your budget).
I'm quite risk averse and accept that sometimes mean I might get smaller reward than others but this plan sounds awful to me. Particularly because it sounds like there's a reasonable chance the value of the house will go down in the next couple of years.
In terms of schools - if you're desperate for your kids to go to that school then you probably need to stay where you are for a while. However it's worth knowing that as much as good schools cause high house prices the reverse is also true. Middle class kids with supportive parents tend to do well for lots of reasons not linked to what happens in the classroom. If there's only marginal differences between your nearest school and the next best contenders then it might not be the disaster you think it is if they don't go to your preferred school.3
