When do they release the sales office?

    You're asking a question that only the developer can answer and initial conversations suggest you have zero chance of getting the show house. Move on with your life and look at another house.

    Bought the show house once. The developer retained the sales office (garage) for a further 6 months. Or until the entire developement was sold whichever came first.  Deal was that the developer paid our energy bills, our rates, laid a patio and erected a decent sized garden shed. In exchange we also allowed access to our downstairs cloakroom during the week while we were at work and let the sales team use our kitchen. 
    What an odd deal letting strangers into your house to sit on the throne. No incentive could ever get me to agree to that.

    When we looked at Redrow & David Wilson new build estates back in 2017, all the showhomes we saw were already sold & leased back. That applied whether we viewed at the start of building, or near the completion of the estates.

    OK you have a chance if any of the 1 to 24  interested parties don't end up reserving. 

    The other point is still valid as only the developer can confirm when it will be released.

    I'd say, keep your name on the list but keep actively looking around. Hopefully you'll see something you like as much, if not more, and will be able to proceed further. If nothing else comes close before you get the call then great. Worse thing you could do would be to switch your blinkers on and just wait....and wait ....and wait ...and ... You get the picture.

    My parents bought a show home in the 70s. We popped in for the key to view another and fell in love with the view (the house style was the same). 

    They were looking at selling it to move to another part of the site and once the house we viewed sold a few months later, this one was the next to be agreed so my parents made an offer.

    It went up in price before they bought it as it was a increasing market.

    They are still there! Over 40 years.

    Thanks. We have actually offered on a second hand house and are almost ready to exchange but they can find anything. It's going to cost us a loss of about 9k due to wasted conveyancing and an early repayment charge that we would have ported over so not over the moon about it but we're looking daily, it's taking over our lives at the moment and we'll be glad once it's all done with.

    Because they can't find anywhere so we will need to go into rented or lose our buyer. If we port within 90 days then there is no early repayment charge. After that it's 6.5k.
