Linked detached house

Need some clarification on a house were thinking of buying.
It's described as linked detached and i looked at the definition to see the difference between this and a semi detached but still not clear.
The house was attached to next door by garage and upstairs bedroom but then had an extension so fully attached from front to back so can this still be classed as link detached? It's also partially attached to the other side by garage and bedroom but by only about 10% so does this change things.
Any info would be appreciated

It matters little what you call it.  Does it offer the accommodation you want?  Will you be happy with potential noise from neighbours through party walls?

It sounds like it was originally link detached, i.e. only joined by the garages, but due to extensions is now terraced.

I don’t think there is a ‘definition’, I always thought it meant attached by a garage but have also seen properties that are fully attached as you describe called link detached. IMO it is a description given by the EA who is desperate not to refer to it as a semi. It wouldn’t necessarily put me off buying it for that reason but I would be buying it for what it was, not for some variation on detached that an EA has dreamed up.

It has the rooms we Need, and have put an offer on it. just estate agent claiming it's worth a lot more than others due to being detached and don't think it is.

Not putting us off buying it but my estate agents who are selling my house says it's a semi/ terraced and worth less than the asking price but sellers estate agents claiming linked detached and worth the same as a detached

I always think of link detached as estate agent speak for terraced by garages.  Detached means not attached to any other building belonging to someone else.   Someone who wanted a detached house would not buy a link detached. If the garages get converted to living accommodation then you will get noise from next door through the walls.

That's my take on it as well. There may be a shared wall between non-habitable rooms such as garages. Many garages are impractically small (I'd say the majority are) so there's the temptation to convert them into habitable rooms.

It's all a bit like game theory; if only one of you upgrades the garage to a room, it's still effectively a link-detached, but if both of you do it, it's now a pair of semi-detacheds.

I would consider a link detached as a house that’s attached to another via garages. It’s firmly between detached and semi in terms of “quality”. I’d expect it to be priced between the two as well.

Even if the garages are converted I’d still consider it a link detached. A semi for me are two houses that are entirely joined along one wall and that wouldn’t apply with joined garages. It’s also fairly likely the converted room will be something that’s not traditional living space, such as a playroom or a dining room.

Ultimately though the classification doesn’t matter, you buy what suits you.

Though probably a bit less than in a semi, given it would be through an "external" wall rather than one built as a party wall.

You said, "The house was attached to next door by garage and upstairs bedroom but then had an extension so fully attached from front to back so can this still be classed as link detached? It wasn't even a link detached before the extension was built. Now if it's fully attached as you say it is, it isn't a link detached, it's a semi-detached. And then again, if it's partially attached to the other side by garage and bedroom, it's starting to sound far more like a terraced property.

The answer to your question, '
can this still be classed as link detached?' is 'no' - and the estate agents who are selling your property have the right description.

Sounds more like a mid terraced than a link detached to me and I would be expecting the price to reflect that.
