It's odds-on the market will be a lot more settled in two years than now.
That way you're only looking at 24mo of the higher rate, instead of 60mo on a 5yr.

Incase anyone is interested we went with the lower valuation but higher rate for extra funds, but existing mortgage will go on to a lower rate as better LTV so overall we will pay £2 pcm more than expected.Thanks for everyone’s input.0
