No 'For Sale Sign' red flag?

    I did have a For Sale board and found people parked in my drive when I came home a few times - they drove off when I arrived - plus I had people wandering around my garden.  As I live on my own I had it removed.

  • I didn't have a for sale sign this time, and neither does my seller. I intentionally didn't want one because I didn't want conversations with the neighbours and it just makes you feel even more temporary in your own home if everytime you step outside, you see a big sign. Never really thought about it being offputting and not sure how it would be

    I intentionally didn't want one because I didn't want conversations with the neighbours. Never really thought about it being offputting and not sure how it would be
    Well, why do you "not want conversations with the neighbours"? I expect some buyers prefer to live somewhere the neighbours are happy to talk to each other.
  • I've recently sold my house and requested no "For Sale" board as a friend who lives nearby did have a board up when he marketed his property and was constantly bothered by house buying companies and local landlords knocking at his door at all hours to make derisory cash offers.

    Don't jump to conclusions - you also chose to omit the latter part of my sentence too. I get on very well with my neighbours and we all celebrate birthdays etc. together and have regular drinks together in gardens. They all knew, once it had gone under offer, but I don't want it to be a topic in every single conversation I have with them for the next 6 months because when you're under such stress, the last thing you need is people constantly asking about it!

    Very few properties in my area have boards put up when they go on the market. Probably saves the EA a bit of work given they tend to sell within a day or two.

    Some people also think they are a bit tacky in a 'classy' area like mine  :D

    I'm not, I'm just pointing out why buyers might. Do they know how well you get on with the neighbours?

    I personanally object to EA boards as they tend to stay up for months and often seem to be fly posting. In one place i lived it was against the terms of the lease so I would take them down and phone the agent to ask them to collect them. I will sometimes check out a propert thats boarded but this is just being nosey.

    Sold my flat last year. Agent wanted to put a for sale board up to advertise the property and will be noticed by people passing. My response was that I don't want random people knocking on my door, and all the board did was advertise their agency. In my view the majority find properties online these days.
    Agreed to agent putting a sold SSTC board up as they said is was still beneficial to them but whoever was contracted to put up the boards didn't put one up which also frustrated the EA.

    Surely the fact that a hypothetical seller (not the OP) might not want to talk to the neighbours is potentially more a reflection on the seller than the actual neighbours.
