Extended and modernise

  • I’ve been told to allow between £2.5-£3k per square metre for an extension when looking at something recently. That was single height, not double.

Thanks PollyWollyDoodle, yeah I read something similar yesterday, along with allow 50%-75% extra for double story, obvs not double price because of foundations and some kind of roof anyway, which makes sense I guess. Well we're seeing the property later today anyway, so this level of expense and work there needs to be some kind of appeal besides being the only thing for sale! - Such a shame on the one that's been taken off, we loved everything about it! :(

i know this area quite well. nice place to live and still on the underground. i would expect £100 - £120k to get your extension and modernisation done to a good standard IF no unforseen building expenses are discovered. reckon ball park £65k - 75k for the double height extension and up to £45k should get it all fitted out quite nicely. like the house a lot. nice turning and lovely size garden. good luck.

Cheers, I think we decided against it after a viewing, but yeah, you're right about the area. We know it very well, living 5 mins down the road at the moment!
