Extended and modernise

Guys,
A house purchase lined up since early 2021, which we were discussing exchanging in August has fell through today. Absolutely gutted, and need to move soon, so we're looking at alternative properties which would take some work, however, we've not down this before so have little idea of costs.

Using this property as an example:

If one wanted to
A. Modernise, ie new kitchen, bathroom and cosmetic decoration
B. Do a double height side extension, or similar

What sort of cost (this is south east) would we be looking at?

For a. I would guess 70-90,for b I have no idea. Comments and thoughts most welcome. Thanks

    £70-90k for kitchen, bathroom, decorating seems WAY OTT, even for the SE.

    Those kitchen tiles really are something, though...

    I guess broken down perhaps 30 for kitchen, 20 for one bathroom, 5 for another 15 for decorating all over. Just guess work.

    There's 4 bed properties in the same road done up to a high standard, which in a1 were circa 775-800 odd.

    It's the extension I'm curious about, I have no idea whether that's 15 or 150!

    £30k for a kitchen & £20k for a bathroom - you must have expensive tastes ;)

    Seriously though, the extension will be the most costly item. Do you know any builders who could give you a ball park figure?

    As far as kitchen & bathrooms go, if you're not completely reconfiguring - ie moving gas, plumbing etc, then, as neither looks huge, I'd think you could get decent spec replacements for both for £20k ish. Obviously, if you want top of the range everything, built in coffee makers,  smart fridge/freezer, granite worktops etc it will cost more.

    We had a modest bathroom refit in this house 5 years ago, I think that was 10k, I figured a bigger bathroom, perhaps more work, increasing costs over 5-6 years etc.

    Kitchen, no idea really, just a guess!

    Decent spec is fine, no need for all singing all dancing :) 

    Nope, don't know any builders at all, which is a other thing to make me apprehensive!

    We had a new bathroom put in back in 2018. Tiles and fitting cost the most. We also added a shower over the bath (we had a cubicle downstairs) total cost was about 4k. We didn't move anything about, and we did buy on the cheaper side, but 20k?! 

    Kitchen was around 5k total, but we fitted it ourselves. 

    Painting, if you are paying for it, a few k I imagine? Carpets and flooring, as expensive as you want I suppose. 

    I think the extension cost is what you need to concentrate on first. You may find a builder will do the extension and the kitchen and bathrooms at the same time all in one quote. May work out cheaper?

    Cheers, yeah it may well do. Yeah I figured as much regarding the extension, but I have no clue, even ballpark really on that. As regards the rest of it, yeah perhaps those estimates are on the steep side, but I'd rather than to cater for nasty surprises than come in way over.

    You could do the whole lot for under £30k depending on your tastes and how much effort you want to put in yourself.

    Double extension is where it's gonna hurt...

    Aye, I just don't know how much! I'd think 100k is probably fair based on some pretty simplistic research in about 5 minutes. So, even if I'm off in the interior stuff it's 150k minimum probably to get it to a good standard and increase the size.

    Will that actually increase the value of the house? and what is the top price for similar properties in the immediate neighbourhood?

    4 bed is probably more common on that road, I think people typically go into the loft though. Modernisation inside will for sure, obviously, increase the value. Extension - I'd think so but it depends on how it's done really. There's not been much for sale down there recently, but prices are shooting up, I'd expect a high spec 4 bed to go for 840-850 perhaps. Sadly the 770-800 time seems to have gone (Feb/March)
