Offering through Estate Agent when seller previously said no to selling privately to you?

    Get a few friends to express interest at around £130k and see if he calls you 😋

    Has he served notice correctly? Does it meet all the criteria of safeguarded deposits, dates and paperwork etc? If not, and you don't let him know until near your exit date, or if you choose to go the court/eviction route, your offer might become more and more appealing. It's a high risk strategy and slightly morally reprehensible but...

    You don't actually HAVE to allow viewing either (from what I've read on these boards).

    I don’t want to ruffle his feathers as im still hoping he’d sell to us. I contacted shelter for advice they’ve said as my tenancy started pre 2015, just a standard letter is sufficient ps deposit has been protected

    You being too eager will give him the security to know he will at least get £140k, and anything over is a bonus, and if in this case I too would use an agent

    You need to check the other house prices on the street too, and how yours compares.

    You could make life very difficult, it could take over 12 months to evict you.

    I think that’s what’s happened, he realises we will pay whatever he wants. I offered 145k won’t go up any further. Refurbished house on this house, same size, better condition was sold for 140k last year before this property frenzi started. My house needs a lot of work, rendering in the outside is falling apart, cracks everywhere. I contacted the EA they said seller wants closer to asking price of 160k. I guess im just gonna sit tight. He had one viewing that didn’t turn up. And no further viewings booked

    It sounds as though you may be best waiting a little. He's testing the market. If the result of the test is that no one is interested at £160K then he may come round to the idea that getting £140K form you with no estate agents fees it a better deal than he thought.

    If however there is a lot of interest then he may be right that he can get a bit more, at which point you can decide whether it's worth a bit more to you (you would presumably save on moving costs etc if you are able to buy it)

    Just tell him that if he doesn't accept your offer of 140k, you'll make sure it's only worth £130k by the time you're evicted 😁

    I agree. Time will tell.
