Extension Cost

Hi guys,

I’m looking to potentially purchase a house which will require a fair amount of work and an extension.

The reason for my thread is to see if anyone can give me an average cost of an extension in Birmingham. I could get builders out to quote but I don’t want to waste anyone’s time. The cost of extension will be the deciding factor as to whether I buy the house or not.

I’m wanting to do a single storey extension which is the width of the house and goes out 4m with a pitched roof. Any ideas what this may potentially cost?

    What's your budget? 

    Every extension is different and they generally come with different alterations inside.  

    A very rough ballpark with no other info would be about £60k - 30 square metres at £2,000 a metre.  Won't account for any of your renovations or include a kitchen.  

    The construction industry is experiencing hyperinflation in materials and there is a scarcity of labour after Brexit/Covid which is also pushing wages up fast.  
    Everything that is supposed to be in heaven is already here on earth.

    My budget is around £50k but I had thought it’ll be around £60k. Prices are gone crazy :(

    It's not just the price of materials which has gone sky high.  Availability has gone down at equal speed.  On holiday, we stayed in the annexe of a property the owners are extending.  They had expected it to be finished months ago, but have been informed that the original roof tiles they wanted to use won't be available until next year.  Their second choice, which they were told would be available in June now won't be available before late August/early September at best.
    Thankfully the work is entirely to the main property and didn't affect us.

    I had the exact same problem with materials not long ago. Can’t find the tradesmen but more importantly can’t get the materials

    I've just done something pretty similar. Including quite a high spec kitchen. Not much change out of £90k all told.

    I'd go upwards from Doozer's 60k. I'd suggest a £2000/msq gets you a shell and then you need to fit a kitchen, put down flooring, decorate it etc, and then I think the £90k from Rdwill is sensible. Assume you will want to take out some of those walls, which will add more. 

    Don't think of it as building it yourself gets you it for less than buying it. Building a lot more hassle, but you get to live in exactly what you want. Unless you are a hard nosed property developer you won't make a profit from doing a place up - the profit is in living in something that is exactly your specification and if you can recover the cost when selling, then it's worth the hassle.

    The house is to live in so as you stated I would knock out various walls to open it up.

    House prices in Birmingham have gone out the roof, majority of them needing some form of extension or large amounts of decorating :(
