I’d use that cupboard/dead space behind the stairs.Block up the door to the lounge and move it further back to get into the kitchen from the lounge and enter the lounge via the dining/front room.Then use that space in the hall and storage cupboards to make a bathroom.1

Sink over toilet in the downstairs cupboard area, space saver due to no separate sink.Mortgage started 2020, aiming to clear 31/12/2029.0
