Torn, what would you do?

I am in the process of selling my flat. I accepted an offer 10k under asking back a few months ago. The buyer has since mucked us around asking lots of things. We paid out for a new roof and various reports. They've also asked to delay the sale being completed until autumn but wanted us to contribute to their stamp duty as they missed the deadline. We've agreed to exchange asap but delay completion until August. This suits us as I want to stay in the area for work till then. We have been pushing for an exchange date for months the buyer went quiet (claimed family emergency but didn't respond to any emails at all for around 3 months). So we threatened to remarket, gave about 3 deadlines before doing so to get a date in to exchange. None of which were met by the buyer who wanted yet another survey, one that could have been organised months ago.


 The agent has set up several viewings for this weekend the buyer now says they want the property but their mortgage offer has timed out. So I guess I'm asking what would you do in my situation? Would you go ahead with the viewings and risk upsetting a buyer who has mucked you around but seems mostly ready to go in the next few weeks? The agent has said they think they can get us more money, we have no onward chain not planning to buy for another year or so. I'm 8 months pregnant so feeling very emotional and would love some advice to make a rational decision! Thanks in advance and sorry for a long post!

    Remarket after deciding what house prices have done in a few months, but keep him on the backburner unaware for now.

    I'm really sorry you're dealing with all this so close to your due date.

    I would have dumped the buyer a few weeks into their three months of silence. They messed you around a lot, you shouldn't worry about their feelings at this stage. They could easily continue doing the same. Get a better buyer.

    Get the property back on the market and get a new motivated buyer. 
    The current buyer seem like a timewaster.

    I'd have remarketed ages ago. One deadline, great. Two? Kind. Three? Pointless!

    Agree with above, time-waster.

    Just go and relax, have your baby, and take some time out. Start again later.

  • Thank you all! You are right I'll show it to others and see how we go. If nothing else it will keep the pressure on a buyer who feels like they've been calling the shots this far. Thank you for your responses, much appreciated! :)

    You could give your buyer a deadline, say a week, and if an exchange date isn’t agreed, tell them you will re-market and then do it if no date is agreed. Perhaps use that week to get agents round again, fresh photos and hopefully a higher marketing price.

    She's already done that three times. If it was me I wouldn't give the buyer any more time. I wouldn't trust them and would reject their offer and look for a new buyer.

    My apologies, I missed that due to having half an eye on the TV! In which case, I’d just re-market stating that 3 deadlines have already been given, they haven’t given an exchange date therefore, the property is back on the market.
