    It is more lending practices that are (or were) the problem IMO, not necessarily individual owners or landlords.

    Uhm, forgive me for sounding a bit nerdy, but I work in risk management and this is not how things work. Hindsight is always 20/20, but it's very difficult to predict the future. Even people who are trained in investment still get it very wrong, very often.
    The thing is, at any given point in time you will have a number of options to invest your money, each of them comes with different levels of risks which are then reflected in their expected return. The expectation of risk/return can change in the future, but it's very difficult to predict the future. The pros get it wrong all the time. And the pros have the advantage over you by having an army of well-trained analysts along with a sizable money pot to diversify their investments.
    So you just gather all info you can get, consider your options, set out the level of risk and return you want to take - remember higher risk/higher return - and move on. There is no bad decision, you just have to make one :smile:
    And 4% isn't too bad. Stable income, and better than what my pension fund has managed to muster so far (I need to find a better one🤦)

    I am sorry for your situation but seeing property as investment is part of the problem.

    As someone born in London and who wants to stay, I hope the market crashes and burns. And that's with a 300k budget

    As someone born in London and who wants to stay, I hope the market crashes and burns. And that's with a 300k budget
    A few million others share the same view, you are not alone! Too low rates for too long are another part of the problem IMO.

    You've just described me to an extent.

    I will campaign vigorously for what I feel is the right thing, but also have to realistically adapt to the situation that is handed down, however against this it may be.
