I see no mention of stamp duty land tax.  Is that payable?  Perhaps this is an additional property?

It's under £125,000 as of Oct 2021 and £250,000 as of July 2021 so there would be no SDLT?
Nothing is foolproof to a talented fool.

How is this relevant to the question?

Are there two purchasers?  If so, the ID check would be £12, not £6 and the Bankruptcy Search would be £4, not £2.
Land Registry Search would be at least £15 for Leasehold Title, Leasehold Plan, Freehold Title, Freehold Plan, Lease.  There may be additional documents needed (referred to in the leasehold title), such as old conveyances/transfers.

Other costs, which you pay your solicitor for but are the freehold/management company fees, could be Notice fees (Notice of Transfer), and if you are required to enter into a Deed of Covenant.  The solicitor may also charge a fee for the work involved in this.

Before you agree to instruct the solicitor, have a read of their terms and conditions.  There may be a section regarding Additional Work - this is where anything on top of their basic remit is an additional fee.  For example if you wish to exchange and complete with a gap of less than 10 working days between the two, they may charge an expedition fee (plus VAT).  If you wanted to buy as Tenants in Common with a Declaration of Trust, then this will incur additional charges etc.

If you find the absolute cheapest, I would lay good odds that you will end up wishing you'd paid more.

Look for good value. Best value may not be cheapest.

It seems weird to me to include disbursements, such as the LR fee. It just complicates things.  Similarly, some solicitors quote an overall fee, including ID check.

The solicitor I have used for many years, and who is very thorough, would charge £650 +VAT and disbursements. So, you won't want to use him, and I'm sure he'll be happy enough with that.
No reliance should be placed on the above! Absolutely none, do you hear?

Sometimes cheapest isn’t the best. Read google reviews etc.

some conveyancing companies just sit on cases and frustrate their clients.

I recently used a comparison site for remortgage conveyancing and glad I read the reviews, one of the cheapest had average 2.8/5 but the last 20 reviews are 1 stars.

In my experience they are all pretty much the same, do you shop at Lidl? If so, you'd be fine with the cheapest, so long as your name gets in the title deed and they review the documents. Ultimately they have indemnity insurance to cover mistakes. Even the highest paid can screw up. My experience has never been the more you pay the better service you get, you tend to just get more cheesy and annoying sales agents....

Iv used these particular guys twice before now, and didn't have any issues, they even put through an auction purchase within the 30 day period.

I used to use Roberts Crossley Solicitors, they had a front called Conveyancing Warehouse, whose prices came in at half the usual rate. Unfortunately that has since increased considerably.
