Including kitchen appliances as part of property price

    Shame. When we bought our first house we asked if the range was staying, the vendor said she wanted to take as in her words she paid quite a bit for it but was willing to sell it at quite an inflated price. We would have had to find a cooker the same size to fit the space. A quick look at the sold history I was able to find the advert for when she bought the house and there it was in the pictures and in black in white stated the range cooker is included. We declined as I was able to see some similar sized cookers for a fraction of what she wanted, she seemed to take great offence to this. We waited until we moved in and low and behold the cooker was there albeit filthy.

    I'm not sure it makes that much difference. Appliances aren't that much easier to shift just because they're free-standing, and you're only likely to be taking them if your new place needs them.

    I think it's normal for them to be included if they are integrated, but not if they are free standing. 

    That said, in most cases second hand appliances have little value and of course the buyer will be aware that they could fail soon after purchase.

    The only real issue would be that if you say they are included and one then breaks down between exchange and completion, you would have to tell the buyer and might then have to either get it fixed, or make a small price adjustment to take account of the fact they are no longer getting it.

    I'm not sure that it would be much of a sweetener unless possibly you are selling to a FTB, or if the appliances are a premium brand or almost new.

    I've moved half a dozen times now and freestanding appliances have never once been included (once a vendor asked us if we wanted the freestanding dishwasher left as they didn't need it - point being they asked first and didn't just leave it). And my washing machine has now been in four different houses. Not particularly harder for a removals company to shift than any other large/heavy/awkward item. 

    I still would never expect freestanding appliances to be included, but I would always assume integrated ones are, then have an argument if the TA6 said they were going.

    Fully agree with pinkteapot.

     When we sold my grandad's house, we included the very-old-but-working freestanding cooker and washing machine on the TA6. 

    We fully expected the buyer to request their removal but she didn't.  It saved us having to dispose of them and 3 days after the buyer moved in, they were on the driveway waiting for the scrap men.

    The house we are buying now has integrated oven/hob but freestanding washer, dryer, dishwasher, fridge.  The seller was clear that we could buy any of them or they would get rid of them all for us. 

    We're buying the under-counter fridge for £50 because our fridge/freezer will only fit in the outside utility room and it will be handy to have one already there and cold when we move in! 

    We have done the sale privately though, for cash. It is in the TA6 form as "excluded"   (yes, I know it's a risk they'll rob us but we trust them for the sake of £50)

    When we bought one place, the seller tried to charge us for Gas range cooker, we declined. when we  moved in it had been left behind. Probably the cost of a safe removal put them off. We had it for 3 years before we replaced it with Induction hob.
    So if its integrated its included in the house, if its stand alone its not. (All subject to agreement).

    Apart from the hob and oven, we much prefer stand alone rather than built in appliances. Try replacing an integrated dishwasher or washing machine if you have the time and effort.
