Chain free purchase - how long to complete at the moment?

We got our mortgage offer on 28 May and got the ball rolling and due to complete today!
It did take us 5 weeks before that though to secure a mortgage but the actual process since them has been extremely smooth it probably helped that the seller had a sale fall through just before ours so had everything ready to go.
We also had a bit of luck as we managed to get a surveyor who had had a cancellation so there was no delay there.0 -
My friend just bought a chain free house 5 weeks from offer to completion. Brighton area. They had to chase the solicitor a bit, but all the searches, surveys, mortgage offer, etc, were super straight forward. They were initially told "no chance" for stamp duty deadline but have been in for two weeks now!

I'd say 12 weeks is probably a reasonable timeframe to work towards.0

We offered on 11 Nov and completed 11 March. So 4 months including Christmas. We were chain-free as moving from rented. Had a large deposit and an AIP before viewing. Vendors broke their chain and moved into rented accommodation. They are just completing on their purchase now I believe. We were keen to complete ASAP and our solicitors and vendors were very responsive. Their solicitors and the LA searches were the main holdups.0

Offered middle of February and completed the end of April. This was in Dorset0

Mine took about 13 and that completed January (no mortgage, no chain either end, mortgagee-in-possession sale, leasehold flat, uncooperative/incompetent building manager with major repairs due to the building).
For me the main holdups were Christmas/New Year and questions not being answered by either the oblivious bank or the inept management company. It would have been about 8 weeks without this idiocy, but there wasn't a survey involved nor a mortgage, both of which would have added back to the timeframe.0 -
We’re buying chain free without a mortgage - solicitor says 4 weeks assuming paperwork comes through.no survey or searches though30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.0
