Chain free purchase - how long to complete at the moment?

Options
In theory (I know there can be twists in the road) if purchasing a chain free property at the present time, how quickly could one complete if things were to go smoothly?

    Not enough information given.

    If you're a cash buyer who doesn't care about searches and you and the vendor both have willing solicitors then hours. If you need a mortgage then months, possibly years.

    How long is the relevant LA taking to return searches? Add a few weeks to that to allow for enquiries.

    Hi,
    We are due to complete on Tuesday. We were chain free, mortgage AIP with large cash deposit and we offered on the Saturday of Easter weekend, accepted the following Tuesday. I think that’s 12 weeks but I think our solicitor is pretty good overall and the sellers were proactive.

    About to complete on a chain free sale with a mortgage - here's the timeline, just under 12 weeks from offer to completion.
    • 7th April (day 0) - Offer accepted
    • 23rd April (day 16) - Memorandum of sale issued (was a slight delay in getting proof of funds from buyer due to gifted deposit)
    • 23rd April - Draft contract sent to buyer's solicitor 
    • 4th May (day 27) - Valuation survey
    • 4th May - Enquiries received and responded to
    • 17th May (day 40) - Further enquiries/requests for documentation
    • 14th June (day 68) - Proposed completion dates discussed
    • 15th June (day 69) - Exchange of contracts
    • 29th June (day 83) - Completion

    Does the property have a good and marketable title?
  • Most of my stuff around Cambridgeshire and Norfolk is taking about 14-18 weeks. 
  • We were very lucky I think. We accepted an offer on our house on the 20th March, had the offer accepted on our (chain free, empty) purchase on 29th March, exchanged on 14th May and completed on 27th May. That's just shy of 10 weeks from the point of having our offer accepted. We'd been on the market for a few months before the offer so felt like longer overall, but we couldn't have been more pleased by how quickly and smoothly all the conveyancing went.

    We had Very similar timelines to yourself and that was with a chain.
    About to make make a cash purchase and solicitor has said 4-5 weeks
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    16 weeks and counting. Offered end of Feb. Mortgage took 4 weeks longer than it should have done though. Searches were back end of April, mortgage offer also came through end of April. Hoping to complete mid July 🤞
