Has anyone recently bought a Gleeson Home and have a copy of their 40+ covenants?

As per the title. I’m trying to find the ‘current’ exhaustive list of Gleeson’s 40+ restrictive covenants. I’m fully aware of the Gleeson’s business model, so trying not to start a discussion on management charges and fee raising covenants. It’s the list I’m really interested in.

Gleeson’s (despite what they say) will only give this to your solicitor during the conveyancing, so if you don’t agree with it, you’re already out of pocket.

I’ve seen the patronising child-like leaflet they once (maybe still do) supply, but that only offers an overview, it doesn’t contain the detail.

    They don't vary, they use a one size fits all, and as in my original post they only give them to your solicitor.

    If they really use a one size fits all, simply find out where they've built in the past, go onto the Land Registry and download a copy of the title belonging to one of those properties. 

    The covenants should show on the title.

    Additional clauses are inserted on an almost monthly basis. What was 32 clauses last year is now 40, and growing all the time.

    The only reliable way is to get a copy of a recent document. 

    A quick search on Gleeson covenants will reveal the back story

    So go to a recently built estate and do as explained above. Hopefully it will only be missing one clause or so. This is your best way.

    I live in a Gleeson home, this development was built between 2017-2018. I don’t have 40 covenants or a management fee. 
    I have two covenants- one is not to convert my home to a business, the other is not to remove the driveway.

    Perhaps don’t buy a Home from Gleesons?
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    The buyer is not in a position to be choosy. With the current incentives, their young age and low savings they have to take what they can get. It doesn't hurt to be forwarned about potential issues, and that's all I'm trying to do.

    Gleeson may be budget and crafty, but they do give young people a chance.
