Unless they specifically stated the coffee maker in their offer then yes the vendors can take it. A kitchen doesn't lower the value of a house, considering lenders valuation is usually a drive by. It may lower sellability but most buyers will change a kitchen if its not modern.JJR45 said:
Why, they offered bassed on a fully integrated matching kitchen?Irishpearce26 said:
haha behave. New kitchen get real, they just have to make good by replacing the units and tiles.JJR45 said:I'd play them for a new kitchen, because it sounds like it will need that unless you can find cabinets and tiles to match (which is very unlikely).
Unless they can inform you where they got it from?
OP also remember if you get a reduction you need to get a new mortgage offer which could change the LTV if close to the limit.
If you bodge now and mismatch it will lower the future value or need replacing at some point.
If it is not available as per OP has said. I fully agree, replacement units and tiles. Or the cost reduction to do so.
The OP has no chance getting £4k off for a coffee maker. Madness0 -
They’ve offered to replace with a new fully kitchen in a similar style, replace the tile work, coffee maker and ranger cooker. Which is perfect as we didn’t want to edit our mortgage. They were very apologetic and said they hadn’t thought it through before removing items. We’re very happy with the outcome and hopefully won’t take that long to sort out3

They did state the coffee maker and range cooker were in the sale, which was why it caused a bit of confusion.Irishpearce26 said:

That's so bizarre! I mean surely if they do replace with with similar (and make sure you have a say in it in case they try to shove some cheap crap in there) it's going to be far more expensive than just leaving it in place and buying new for their own home. I'm glad it worked out for you but your sellers are a bit strange.Sazzy1253 said:They’ve offered to replace with a new fully kitchen in a similar style, replace the tile work, coffee maker and ranger cooker. It was in the marketing, so forms part of the sale. Likewise, the buyers offer can be based on presuming everything mentioned in the particulars.Irishpearce26 said:Unless they specifically stated the coffee maker in their offer then yes the vendors can take it. But as it was mentioned in the particulars and the buyer thought it was included in their offer they can do what they want.
They don't have to put up with a bodged kitchen because of some petty removal of an item that caused damage.
Would you accept a different coloured wing on your car if someone damaged it?1
