First floor conservatory

So we are looking at this house

I already asked about no windows in the bathroom, I’ve checked the planning for what they are calling a bedroom at the back.
when planning was given it was for a first floor conservatory, is it right that they can advertise this as a bedroom?

    Yes.  They can advertise any room as anything they want. It's up to you how you choose to use the rooms.

    Why not? A room's a room. I can't see what difference it would make from a planning point of view.

    I'd be more bothered that they are advertising that dressing room as a potential bedroom, given that you have to walk through it to get to the master.

    If you were to get the house surveyed by a RICS surveyor, I guess they would use the RICS definition of a bedroom:

    What is a bedroom?
    There is no statutory definition of the term 'bedroom' in the UK. The term is used to describe a room used for sleeping in and where you would expect to find a bed or other such piece of furniture designed for sleeping on.

    More generally, if a reasonable person would describe that room as a bedroom - then it's reasonable for the EA to describe it as a bedroom.

    I’m beginning to think it’s one to leave alone, especially as it’s been on the market since the beginning of April, with things selling as they are, there’s quite a few issues.

    I really like the aspect of the downstairs loo being off the dining room.  Unless it is very soundproofed you are going to here all the food served in the dining room making a second appearance.

    I wouldn't want to sleep in that nack room in the summer, it will be awfully hot. Does it have aircon? If you are bothered by the downstairs loo take the plumbing out and use it as a storage cupboard.  Far more useful IMO. A 2 bed house only neecs 1 toilet.
