Best time to let Landlord know his S21 is invalid

I'm not sure how the s21 proceeds once solicitors get involved.
S21 given in Oct with a 2 month extension.

EPC wasn't given ,  only had one done this year as far as I'm aware,  so only done in May this year and no how to rent guide
when is the best time to let them know that they didn't do it properly.   when we get paperwork?  when we go to court?.
They have been fairly decent landlords for 15 years so want to be a bit fair but I need more time as bigger houses to rent are hard to come by in my area and with a dog as well.....

    I wouldn’t say anything until I had to if the goal is to buy as much time as possible. You could find a new rental and be gone by the time it ever gets to court.

    Depends what you are looking to get. If you want as much time as possible, then say nothing. Wait for the LL to find out at court that the S21 was invalid and he has to start over again.

    If you want to be a bit kinder to the LL let them know now. This would still give another 4 months +.

    Why not just talk to them? If they've been good, it seems rather unfair to screw them over on a technicality rather than just have a chat. 
    At the end of the day, your specific requirements being hard to find aren't the landlord's issue.

    It's got to be worth talking to the landlord? You may want a reference from them if you wish to rent another property.

    Any sensible landlord understands how difficult it is to get tenants out of a property, so most landlords will be perfectly willing to let you have a bit more time if you need it. 

    If the landlord says "no" and you want to play hard-ball, you don't need to tell them about the invalid s21 until the last minute. You are holding all of the cards - its not easy or cheap for a landlord to evict tenants.

    we have spoken to them and they know we are having difficulties,   they want to take the next step,   they have been fairly decent but never had an epc done and the house is not in great condition.   we only stayed here because we have always been told
    they want long term and we wanted security,  we have been here 15 years so it was a bit of a shock. 
    we were told this 2 weeks before they told the agent that they had been having financial difficulties for a year and now had to sell,   the agent has buggered up the s21, and I need as much time as possible.

    have you had it confirmed that the sec21 is invalid as a tenancy that began 15 years ago wont have needed a EPC or how to rent guide......... speak to shelter or a relevant third party like a solicitor. If you wrong and you do end up in court you may be liable for costs......

    we resigned a new tenancy agreement  every year , last time was 2019

    They would have had to provide the how to rent guide on renewal if it had not already been provided at the start of the tenancy.

    yes on a renewal but alot of LLs go onto rolling however ist been confirmed they have renewed so looks like the sec21 is invalid
