Any idea...?

Just been looking at the information available on the Land Registry about the house we are about to buy and came across this....
"Certain mines and minerals are not included in this title the same having been severed from the land in this title pursuant to a Conveyance dated 24 January 1916 made between (1) XXXXXXXXXXXXXX and (2) XXXXXXXXXXXX". (I've deleted the names)

(a) I'm intrigued
(b) is it anything to be worried about?

    When the land was sold off by a large estate in 1916, the estate retained the mineral rights. Normally, they would go with a freehold.

    It is theoretically possible that somebody could exploit those rights and dig under the house to extract the minerals.
    Is it likely...? No.

    Are you in an area that's had mining in the past?

    It suggests there was mining in the area at that time. If this is the case, you might be wise to have a mining survey. What does your solicitor say?

    You own the land and the house etc.
    If they find a coal bedrock, oil stream or gold mine underground, that still belongs to the original land owner.
    Probably nothing to worry about

    You should ask your Conveyancing Solicitor for a formal statement on the above.

    There are other MSE forum members who also suffer deprivations, like not being able to use their land to raise pigs, or to maintain a brothel. It's a thing.

    There are other MSE forum members who also suffer deprivations, like not being able to use their land to raise pigs, or to maintain a brothel. It's a thing.
    That is a denial of basic human rights!

    We have the same thing at our current house re mineral rights. In our previous house we were unable to sell alcohol or run a dairy. There was also a 'missing' covenant, which we never did get to the bottom of (known as the Arc of the Lost Covenant of course). I do love stuff like that.

    If I had a brothel, I would make sure it was properly maintained. Or at least wipe down the surfaces occasionally.
