Similar properties, huge discrepancy in prices

Your choice appears to be in a more industrial area and an older block. Quite high service charge but maybe they all are?
The other block appears to be located in an upmarket residential area. The parking is obviously useful.
The decor doesn't look much different in either.0 -

£400k for Northwick Park Road is waaaaay to expensive - I know the area just around the corner from my FiL.
Car parking space in that area is worth around £20k...
It's a newer, more modern block, kitchen and decor is more modern, so will be higher than the £270k flat.
If it were me, I'd get the one at £270k. It seems about right price for the area. Then decorate to preferred taste and make it your own.2 -
400k for two bed flats at that location is really aspirational ... Have seen quite a few cases like this in my flat search (in central London). They will sit there forever until price is reduced.2

one is newer for a start, is it possible some sort of expensive works are due? eg roof, windows, intercom that is a possibility.0

There can be a big difference in a five minute walk in any location when it comes to desirability whether it's just a post code or a different suburb. For me, the fact that yours has gas central heating is a plus point as I don't like storage radiators. The more expensive one looks a bit smarter to me but that is cosmetic and if you spent a bit of money carefully improving yours it could become considerably enhanced.
Don't worry about the difference in the price, it's just how the property market is.

The answer is simple. The first one is ex local authority I believe and the second one is much newer. I would guess that it is less than 15 years old. I can't acually remember when those flats were built.

I hope you don't have a car? Harrow has got very restricted parking. If there is a single line there is often a time like 11.00am to 12.00 am when you can't park unless you have a residents parking permit and then only in the marked bays. Parking is tight every where. If you have a car a private parking space will give you somewhere to park. If you don't have a car then you won't have a problem. The parking problem has become worse since the council allowed developers to build lots of high rise flats in the town centre that don't have private parking for each flat. I personally wouldn't buy a flat in Harrow town centre that didn't have private parking if I was thinking of ever owning a car.

First one looks like value might be creeping into London, or is there something that you are missing, maybe a serial killer used to live there or something? The second one is just kite flying IMO, and maybe Covid is a factor (especially as it doesn`t seem to have gone away) might not be too pleasant locked down in either of these flats?0
