Buying from Landlord but he wants us to pay extra for furnitures we paid for?

My landlord has accepted an offer to sell the house to us, but is asking for additional £1300 to pay for ‘fittings’ which i imagine includes beds and wardrobe and whatever was in the inventory. We’ve been renting this house for over 10years, it was furnished  and throughout the years when things broke down/ worn out like washing machine, fridge and bed, we bought new ones. At the start we asked for his permission he said we could get rid of things he provided but now im concerned we will have to pay for things we paid for ourselves e.g this new bed that i bought, its much more expensive than what was provided, will that be taken away it I don’t pay what he’s asking for? 

Any advice would be greatly appreciated.

    Ask the landlord what he means by fittings rather than imagining.  The bed is yours, you bought it, it belongs to you.  You have been renting the property for 10+ years even if what was in the property 10+ years ago was brand spanking new at the start of your tenancy its current value after 10 years would be zero.  If you decided to move out of the property rather than purchase it and your landlord tried to deduct money from your deposit for items 10+ years old the deposit scheme arbitration service would award him a big fat zero because that's what they are worth in 2021.

    Forget that the £1300 is for fittings.  If the landlord had asked for the purchase price that was £1300 higher than he has asked for, would you still buy the property for that price?

    How much is the purchase price + the fittings?  Close to the £135k you originally offered or does it take you over the £140k that the landlord wants?  How much are comparable properties in the area selling for?

    Apologies I forgot how to reply to individual comments (new here)….
    The house + fittings is 140k. We offered 140k in the end, the house around my area are selling quite fast and I think given the size of it its worth it as much smaller properties were listed for 175k+. Just didn’t want the hassle of moving and competing in the open market. Our mortgage would be much lower than the rent we pay at the moment

    Why on earth did you pay to replace things that were included on the inventory and the responsibility of the LL to maintain or replace? Sounds like your LL is so lazy and incompetent that he probably has no record of what fittings are yours and what are his.
    You only have to pay for the ones that are his, and, like everything else, the price is negotiable. 
    We don't know what is included for £1300, but it's unlikely to be worth much after 10 years. Given his attitude, I would call his bluff and say that you aren't prepared to pay anything more than a token amount for the fittings that are his. He will then have to pay for the cost of removing them before completion-which will cost him more than he can get from you purchasing them.
    No free lunch, and no free laptop ;)
  • This. Say you will pay X or that you want the items removed. 
    Or get very cheap alternatives and keep yours in storage, then get him to move the cheap ones.

    Rookie mistake and we didn’t want to bother the landlord too much as we were renting the place long term:/

    Has he been Pat Testing all the appliances since you moved in ?

    No he hasn’t done that, he only recently done the gas safety for second time since we moved in. Also said he will be getting someone to come do ECP

    It's all a bit odd that you paid for these items as you went along, but in the grand scheme of things, you have a fair price for the property based on the above.  If you pay the additional £1,300 you still have a fair price.
    It's probably not worth worrying about.  Certainly not if the LL then decides to sell up to a.n.other and get the £175k.  Maybe the LL is accepting your lower offer to avoid the need to evict and all the hassle that would come with that.

    No I was just talking about the general price for nearby houses, its all been inflated at the moment. Ones in my street last sold for 138k (sorry for the confusion) I’ve had 3 estate agents say the house is estimated between 130-140k - for being the highest i. We initially offered 135k which he rejected and was adamant on placing the house on the market. It’s actually pretty run down and needs a lot of work. Only reason we want it because we lived here for a long time and have family living on the same street ps its convenient for my parents who are not too keen on moving
