            Do you have any savings or just pension?
 - if savings then start working structurally first, then inside afterwards or skip to the next question.
 - if pension only look to see if your local council does grants, also look into what boiler grants are about.
 Do you want to stay in this property or would you be happier living in a smaller one, where it's been modernised?
 - If the latter do have a couple of estate agents round and ask them what they think yours would sell for in its current state, then look online to see if there's anything smaller within your potential budget.
 - Alternatively speak with the council / housing associations about going on their waiting lists; there are complexes for the over 50's and for state pension age and above.
