The only way anyone will wait is if you offer the full asking price or as close as and accept that it will be on the market until you sell.
Likewise, any seller is not going to waste their time negotiating and holding a property for a sale that is not proceedable. They will keep their options open.2 -

Do you have a MIP in place? All you can do is get all your ducks in a row and hope for the best. But given you haven’t lived in your house very long, and have used mortgage holidays through covid, it’s probably a good idea to ensure you can get the credit needed if you DO sell fast enough. It's not like you plan to pull out several months from now (unless your purchase falls through). You're not going to string them along for long at all, so it's fine. And they can also decide whether they want to offer on yours, based on the potential for it to fall through later if your vendor changes their mind about selling.
