Wondering if anyone can help, Mortgage advisor is unsure and yet to make contact with solicitors. We have had our offer accepted on a house noticed the other day there was a gate between the neighbors garden, and a friend told me about Right of way access I was unaware of this (first time buyer). Looks like they had a way to the front of they’re house previously but have built a garage in the way. It’s a semi detached and both houses have drives, Iv checked the title and can’t see anything specific other than what Iv posted below. Can anyone interpret what it means?

This is the kind of question a solicitor can answer when they start the Conveyancing process.For a quicker more informal answer - can you or the estate agent ask the seller if any ROW rights are used today? Sometimes these things are historic and rarely used or it’s something you have informal agreements with your neighbours on.I’d ask the estate agent to ask the seller if this is a potential sticking point for you.0

The bit you've quoted just means the property is subject to whatever rights already existed at the time that deed was granted. Which doesn't really help you if you don't know what those might have been (it's entirely possible there weren't any!).0
