In love with a falling down house

If it is a cement or silicone render, it is going to hide all sorts of surprises for the next owner. Looking at streetview, it did have some tired looking render on the side & back originally. The lintel at the front, it isn't going to be cheap to replace, and is going to need a stonemason to carve a new one unless you go for a reinforced concrete jobbie.Any language construct that forces such insanity in this case should be abandoned without regrets. –

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.0 -
Without going into the advice about structural engineers etc, that property looks obscenely overpriced when you compare it with others in the area!
I live in Dewsbury, and you could get a similar stone built property round here, in good order, in a reasonable area, with a small front garden... for around £95,000 - and Rotherham/Barnsley/Doncaster are supposed to be the most affordable areas in Yorkshire! In one of the dodgier areas near here, that kind of property would be considerably cheaper even than that.
Unless you absolutely MUST live in that precise location, extend your search more widely. Your vendors may need a certain sum because of their mortgage arrangements, but that's nothing whatsoever to do with what a prospective purchaser should be paying for it.
Really, walk away from this one. There's no shortage of stone built terraces in Yorkshire!1 -
OP you will probably look back in future years and think the vendors of this one did you a favour by rejecting your offer. There's something else out there for you.

A few points I noted, but not relating to the actual structure.
1- it last sold in 2020 for 108k? It’s quite soon and they are selling again. Obviously people sell for many reasons, but it’s good to get a survey incase it’s extra work you would be taking on (eg immediate new roof etc). Again it could be unrelated why they are selling.
2. this is a personal point. The livingroom and dining room (so most of downstairs space) is directly next to a street where people walk by. We’ve just bought a house similar but a bit more rural, so mostly hikers/residents pass by. It’s still a slight loss of privacy that I’m adjusting to. It might be worth considering to make sure you are ok with this. I mean blinds could help a bit, but then losing some light.0 -
Lenders are not keen on properties by off licences, so run it by them or your broker first if your offer gets accepted.
Aside from that it's a lovely place.Mortgage started 2020, aiming to clear 31/12/2029.0 -

I saw that and thought it a bit odd. Land Registry only has the sale in 2006 on record so I assume either the data on RM is incorrect or the 2020 sale isn't yet registered with LR.
Edited to add:
No. 2 sold for that price in 2020 - is that the same property?
