    I feel very much in dark about the conveyancing process in my house move.

    my estate agent has been great with weekly calls and is actively pushing my buyer - whose mortgage is taking forever.

    but I can’t seem to get updates from my solicitor.  I haven’t heard anything in three weeks and emails are not being responded to.

    I just want to know if the enquiries on my purchase have been resolved (I don’t even know what they are!) and if any enquiries have been received from my buyers.

    how often do you get updates on your conyenancing?  Should I expect more communication or am I micro managing this?

    Years ago, before the internet, people engaged a solicitor to do their conveyancing and didn't really question the process or want to know the ins and outs of the transaction and timelines.  Nowadays, people have more knowledge and want to be informed and involved each step of the way.  Unfortunately, solicitors would still rather do the work in the background and let the estate agent do all the chasing and updating (that is the EAs job in any case).  The online trackers/case management systems in place were supposed to manage the expectations of clients but have instead caused clients to ask more questions than ever before.  In an ideal world, the solicitor would provide updates every week and be on the end of the telephone whenever you had a query, but in reality, there are so many transactions going on at once that they don't have time to chase or speak to you.  

    Conveyancing always takes longer than you think it will.  If you break it down to a 7 hour working day, 5 days a week, there isn't that much time to spend on each file.  They tend to send off a batch of stuff to various third parties and wait for responses to come back before progressing to the next step and providing an update.  Three weeks between an update may seem a long time but getting responses from third parties can easily take weeks.  

    Your solicitor should have given you an update, particularly as you state that they are not a cheap conveyancing factory, but updating clients every time they call/email is not productive and does interrupt the work they are trying to do.  I imagine you are still in the early stages, so there may not be much to tell you.

    We had fortnightly phone calls from our online conveyancer in addition to an online portal which was regularly updated. A couple of times I did wonder whether my 30 minute slot was time allocated to give me an update and work on my file, but overall she was excellent.

    BTW our conveyancing was happening through March to July 2020, so a far quieter time for conveyancing

    There was one just above your incredibly helpful reply, just found it interesting you chose not to address it. I am of course not questioning the utility to posters of your incredibly fair-minded and useful posts.

    We remortgaged to barclays, the online conveyancer they used were good, replied in 1-2 working days no issues, were free to by the lender
    "It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

    I am in a very similar situation to this. 

    I am a First Time Buyer, with my offer accepted on 13/04/2021. 

    We have since received our Mortgage Offer, Valuation and completed our Homebuyers Survey. 
    The only thing I have heard from our solicitor since instruction is the fixed terms/contracting which was received and sent back around 3 weeks ago and paid our initial £200 fee for searches to be completed once we received our mortgage offer. 

    I haven't heard anything since - at all. I have no idea of the ongoing process - we have comments for our solicitor to address in our Homebuyers Report but we get no responses to emails.

    I'm completely in the dark about next steps and if the solicitor has even begun to undertake searches - what comes next for us?
