Need Help with Survey Results on Gas, Boiler, Electrics - FTB

Any inputs on below points will be helpful. The property is from 1980. Maintained in fine condition.
1. Electrics - Due to the apparent age of the fuseboard (old MEM rewirable unit) we would recommend that a certified electrician carries out a Electrical Installation Condition Report (EICR) in the immediate term. Should I go for the EICR as this hasn't been carried out by the seller ??? Seller has indicated no rewiring or installation work carried out since purchase.
2. Gas - the central heating system installation date and last service date is unknown. There is no gas safety certificate available but seller has indicated its in good working order. Should we insist on a gas safety check / indemnity policy?
3.Boiler - Combi boiler appeared to be operable (installed 4-5 years back). No service history / installation certificate available. Should we ask for building regulations compliance certificate? what are our options if it isn't available (indemnity policy etc.)

1. Surveyor isn't a qualified electrician and so can't comment on it. Usually they recommend the EICR and it's personal preference if you want to do it.
2. You can instruct your own gas check if you want to, it's not down to the seller nor is there an obligation to service a boiler each year in a private property. Again surveyor isn't gas qualified.
3. See 2 above and look on council website as there's a shortish time limit as to how far the council can go back and ask for things to be removed / rectified.Mortgage started 2020, aiming to clear 31/12/2029.0 -

That's basically boiler plate text to say they aren't qualified to comment on those things.
Have the gas safety and installation dates been requested as part of the solicitors packs? The surveyor won't have access to those but doesn't mean they aren't available.

The fuseboard could do with replacing so factor in approx £500 when you move in
The boiler being new shouldn't cause many issues. As above you can check on the gas safe register to see if it was registered at the time. Building control cannot fine you now so the indemnity policy isn't worth having for me.0 -
My boiler lasted 15 years - they don’t last as long now as they used to (according to my dad!). I am selling and my boiler is one year old. A gas safety check cost £80.I personally wouldn’t bother with an indemnity policy based on that information.0
