Waiting for vendors to find....

Hello!
We're FTB and had an offer accepted on a house we're so excited to get into. The owners of the house we've had an offer accepted on still need to find though, they're elderly and looking for a bungalow. We said we were in rented and no rush. However I do have a toddler that I've enrolled at the pre-school near the new house for September, and knowing chains are taking longer to go through at the moment, I guess my question is..... how long before I ask in a nice way, how they're getting on looking for a property?! Offer was only accepted a week ago haha so I know I'm not going to ask right now, but should I at least mention to the EA about the school thing?

    I would doubt you will be in the new house in September. Even if they found a house today it will be 3-4 months before you get the keys.

    Depends on how fussy the vendors are with what they are looking for. Could be months before they find (and have offer accepted) a house they like.

    I think everyone is different in what they might find an acceptable time. There is nothing stopping you telling the EA about school, but bare in mind you have just told them you are in no rush. I think a month is a reasonable time to allow before some progress is requested. Being a FTB you would not have stamp duty to pay, and the reduced rate for your sellers ends at the end of September, so presumably it would be an incentive for them to complete by then, and therefore find a property as soon as possible (or it would me!). Good luck.

    Thank you! I thought the stamp duty thing ended in June? So I didn't think that would be a factor as no way this is going through before the end of June.

    Stamp duty holiday tapers off starting end of June through to end of September. First £250,000 stays exempt until end of September.

    Ah ok, they're deffo be under £250,000 I would've thought as we've bought theirs for £170,000 so maybe there is a slight incentive there? Who knows. I'll keep my fingers crossed :)
