Renting without a guarantor?

    Most rentals are getting snapped up in days so they have probably missed the boat on this property by now anyway.

     @danielsmithlondon from your other posts and your name, it sounds like you're looking to rent around south London?
    Unfortunately at that rent price you are competing with others in your age range, but are working London professionals that are probably on a salary of 50k + each.

    As you both are financially relying on retired parents and student bursary, the LL will not favour you over a working professional couple.
    Times are now different, you may/ may not have a job lined up for you after your studies and the LL will be taking this in to consideration.

    As hard as it is, you need to move on.

    You've got no job and no documented secure income. You look terrible to a landlord. Basically you're always going to get picked last for the basketball team.

    The answer is "you can't have it". Just keep living in shared accommodation or with your parents. Time to grow up and learn that you can't just have what you want by declaring that Mummy's got money. The world doesn't care until you can stand on your own two feet.

    Well in that case they're also probably competing with mega rich students from Asia and UAE and students from here with homes in Knightbridge and Chelsea, along with working professionals.

    My parents are retired and I used them as guarantors in both my student properties and my first 'professional' let. They own their own house and have pension income, and no letting agent or landlord ever had a problem with it. 
    Have you even asked whether they'd be considered as guarantors? It seems odd to be that they'd be dismissed straight off the bat.

    Please dont encourage them. But IIRC their parents were no good as though they are stinking rich (I paraphrase), their income isnt high enough or their pension income doesn't count or something like that.
