    Both buyers would have been cash buyers. Not that any of this matters to you anyway, it happened five years ago.

    Personally I would not be too concerned about this. It doesn't really matter how the property was bought and sold a few years back.

    It's a reasonable question to ask the vendor / EA though.

    I will update you once I heared from the EA. I know its been some years ago and should not matter in fact but perhaps it's something to use to renegotiate the price.

    Why on earth would it make any difference?

    My old house has two sale transactions on the same day - we sold to a developer at 11am as part exchange for a new build and later that afternoon they sold it to someone else. Standard fayre and no reason for concern. Let’s be honest if someone bought it and on day one thought Christ what a dump I need to leave they wouldn’t have re-sold it on the same day would they?

    Please understand that if someone is about to spend several thousands of pounds anybody with a minimum of instinct would be wary of anything even slightly unusual. This is natural for someone who hasn't experience buying property to be anxious. I respect and value each and every opinion of yours. Also I believe that previously sold prices are a small factor in determining a price and is certainly something to consider while making an offer. In this case if you have a difference greater than 10k what price should you refer to?
