Original 10% likely / Conversion 90% likely.
Looking at the other properties in the block, although many of them have rooms in the loft the styles vary quite widely.
In particular there are significant variations in the way the access is achieved from the 1st floor. Compare with the floorplan of number 16. The 1st floor is laid out very differently.
Most seem to be advertised as 2-bed, the overall impression I have is a smaller bedroom on the 1st floor has been sacrificed to gain a much larger room in the loft.
Some have a surprisingly large upstairs bathroom for a Victorian worker's terrace. It is apparent some remodelling is likely to have been done on most of those with images or a floorplan.

Do you have an opinion on where this puts me in terms of reselling the property later on down the line?
How big a risk is this for me?0 -
If its a Velux window, the code plate could be broadly indicative of how old it is (helpful except if the window is a more recent addition to an old room).2

I don't think it's any kind of risk.Sovorel said:

Just the 2020 photos alone show the loft is not within the scope of local authority building regs enforcement.
It's clearly been done long enough ago that there's little risk from poor-quality workmanship.0 -
Even *I* can tell that it’s unlikely to be original. There’s also what seems to be a crack in the plaster running right the way down via the ?vent.
Is it likely to fall down? Probably not. Is it likely to be a useful bedroom given its size and lack of headroom? Possibly not. Between those 2 extremes, there’s a lot of options.
Is it currently rented btw? I ask because the photographer either has taken the household by surprise (dirty plates, rubbish, worn sock clearly visible by the bed) or the people in there are trying to avoid moving by being passive aggressive (yes, you can take photos but we’re not going to help by tidying).0 -
When it went on the market it was being rented, yes.Bonniepurple said:Even *I* can tell that it’s unlikely to be original. There’s also what seems to be a crack in the plaster running right the way down via the ?vent.

It was empty and tidy when I viewed it.0 -
There is a crack I'm a little concerned about as well, and what looks like an old water spot. I'm assuming it's an old issue that has been dealt with, but not cosmetically. The survey will shed more light.Bonniepurple said:Even *I* can tell that it’s unlikely to be original. There’s also what seems to be a crack in the plaster running right the way down via the ?vent.

I intend to use the second bedroom as an office. So space isn't a concern for me.
The house is in a popular area of Manchester. I share concerns about the second bedroom being a little on the small side, however it doesn't feel tiny, the headspace isn't too bad, and given its location, and assuming the 2nd bedroom is able to be classed as a bedroom, I have no doubt this will sell in future. I just want to make sure I don't get stung by any regulations.
