I should have changed title to South East Somerset. I certainly agree. I was tempted to contact the programme of the same name as I saw they were filming for a new series. I can't say I watch it as I find them both incredibly irritating however one I recently saw a snipped of the budgets seem to have gone well beyond ours...Thrugelmir said:

It sits in the South Hams AONB and it's coastal.2 -
Exactly as Dave said in his earlier post - Appledore is not representative, and seaside/seaport towns/villages like it and Instow are off the scale price-wise.If you look at that whole part of North Devon - north of Bude up to, say, Woolacombe, The prices fluctuate a lot.Torrington, for example, is very noticeably cheaper than Bideford, but is actually in a much more physically attractive area with lots of stunning scenery and terrific walks.The outlying rural areas - hamlets and villages - around Bideford, to its north-east, east, and south-east tend to be expensive, but with some stunning secluded parts. You'll pay for that, tho'.Between Bideford and Barnstie, both sides of the A39 are expensive, but have stunning villages to the East of the A39, and more populated coastal villages on the coats road to its West - all pretty premium prices, but always worth checking.Then you go North of Barnstie and things change. On the northern outskirts, and then out towards places like Shirwell, the areas are very attractive and prices seem to be more reasonable. Along the coast, Braunton is quite expensive, but Ilfracombe can offer some astonishing value (and the town itself has most of what you could want) and then further North again to Croyde and Woolacombe becomes off-the-scale expensive again.So I'd certainly include checking out areas immediately North of Barnstie, towards Ilfracombe, and also to the East of that area - towards Exmoor. Certainly rural and stunning. As well as around Torrington.1

Useful info there - thanks. Certainly looking near Exmoor and Dulverton. In fact there was a bungalow near Dulverton on recently but it had about a zillion steps up to it and up the garden. Lovely views though. I have noticed that Braunton and Woolacombe expensive, but happy to live outside the seaside areas. I don't know about Ilfracombe it is nice but last time we visited it seemed very built up so wouldn't like to live in what seemed to be suburbs but certainly villages close to are worth looking at. I have noticed a lot more houses coming on the market however I expect that is the Spring market. Whether that will lessen the demand and crazy times I don't know. Dulverton's nice if you can find something not semi-alpine or prone to flood. It has been gentrified. Many years ago it was a rough old place and I wouldn't go to dances there without my 6'5" mate! Bampton's similar.Check out South Molton. Always relatively cheap and quick access to the ND Link Road. Still has a market and a good community spirit.1

Is there still a meat processing plant in Torrington? I viewed some houses there a few years ago and with the wind in the right (or wrong) direction there was a horrible smell.If you're looking around Dulverton then Bampton is well worth a look. It is not so touristy as Dulverton but with a good range of local shops and pleasantly situated.0

Plans were passed for homes and a revised large commericial unit on the former's site a couple of years ago.I offered my card to pay for fish & chips in Bampton last Friday and they looked at me like I was from the Moon."Cash only" the girl said, and then added "we're very backward here!"
