    Update:

Spoke to the EA - they said it is processing but they're just waiting on documentation from the buyer before they can bring it offsite. In my view buyer is taking a very long time so they mustnt want the house that bad! But I'm just incredibly bitter.

One I'll keep an eye on as it is a bit of foot dragging, but at least now I know

I encountered this sort of thing a few times when I was searching. I saw a house on Rightmove or whatever then call to be greeted with oh no that one has sold, but if you give me your details and we have X Y Z you might like.

Like some I think they keep good ones up to try draw you into the RA. That said it didn't bother me all too much. Least they seemed keen on not "allowing" other viewings or encouraging guzumping.

We saw property A in Jan and placed an offer and were willing to go above and beyond to secure it for £500k (£475k was the asking price)

The property was given to a cash buyer and we were left disappointed. We placed an offer on property B. Our house sale fell through and we told Property B sellers to hold on so we can find another buyer. We found the EA for property B said yes no problem but ultimately removed the 'Under Offer' sign on Rightmove. We were very upset.

By Feb, property A came back on the market so we spoke with the EA. We proposed that if get a brand new mortgage to purchase the property at £450k, will they accept. After an hour, the EA got back stating the seller will accept provided we don't go back after a survey asking for any further discounts. We agreed and currently nearing the exchange of contracts.

My advice is that please wait and look out on the status of the property you love. The cash buyers are the most unreliable ones and tend to drop out mostly.

I read this as hopeful, as opposed to bitter. Totally get it - when you find a house you love, it is soul destroying to find out it has been sold to someone else so you hold out a morsel of hope. In your case, it seems a little more hopeful than usual so I hope it works out for you. Keep us posted.
