Should I let buyer visit again before exchange?

    Well you can't know that.  Until the OP asks then the "friends" could be a builder,a  plumber and an electrician, and he might be perfectly happy for them to enter one at a time.

    The key thing for the OP to do is ask.
  • A few visits, yes understandable. And a visit a few days before exchange to check boiler, hot water, anything that has mysteriously appeared since original viewings, measure a few things up fine. I wouldn't be too bothered.

    But just say no to the friends unless they are specifically involved with the transaction somehow.

    Not it's the week before then.  They are apparently allowed to do this as house viewings do not have the same restrictions.

    So I told the EA he can come, moved a work meeting to accommodate it - and now he's come back asking for a different time 2 days later.  Grrrrr.

    I have asked the EA to check.  Because he's been very specific on timing 2 weeks ahead even though he lives locally so could pop round one evening, I suspect his 'friend(s) are tradespeople of some description.

    I would say yes to the buyer, no to the "friends". There is no reason for someone not involved in the transaction to visit. They can do once the house belongs to the buyer, not before.

    I viewed my house about 6 or 7 times. Several of those were trades people and the last one was purely to have one last look (I brought my tape measure and made it look like I was measuring up for curtains). My house was empty though.

    If the house had people in situ then I probably would have not done so many viewings.
    Nothing is foolproof to a talented fool.

    He says he thinks they are tradespeople, in which case there could be very good reasons for them to visit.

    I am not sure why he would try and conceal this; if it is the fact that they are tradespeople, it makes it a very normal and legitimate request, really.  If they are just friends, it's weird and unreasonable.

    I was buying alone as a nervous FTB last year and a friend who was already a homeowner offered to attend viewings with me so I could have a more experienced opinion. He couldn't make the viewings in the end for covid related reasons but it would have been nice to have some support.
